When to use this system
termPIR® Pro-F with FM Approvals certification is the highest fire and mechanical standard for flat roofs of premium logistics and warehouse facilities.
Choose this system when:
- Insurance policy requires FM Approvals — most premium policies (FM Global and major industry insurers) require FM certification for roof coverings on facilities >5,000 m².
- High-bay warehouse — where goods are stacked to 12+ m in height; in case of fire, the roof must withstand a specified time without collapse.
- Premium-class tenants — global e-commerce / logistics / retail operators often require facilities meeting FM Class 1 before signing a lease.
- Data centres and critical facilities — where the consequences of fire significantly outweigh the cost of premium insulation.
What is FM Approvals?
FM Approvals is the accreditation of the American insurer Factory Mutual Global — the most restrictive standard for certifying building materials in the industrial segment.
For roof insulation materials, FM tests:
- Class 1 Approval — roof impermeable to fire and non-ignitable after exposure to a heat flux (test FM 4470, 4471, 4470S).
- Mechanical strength — resistance to snow loads + hail impact (FM 4470 test).
- Layer cohesion — torch-on bituminous membrane must remain bonded to the insulation without delamination at temperatures down to –40°C.
Installation requirements
- Conditioning of boards — installation 1 month after production date (standard for all termPIR® products).
- Fastening — typically mechanical with telescopic fasteners to trapezoidal sheet, in a pattern compliant with FM Approvals (fastener density in edge zones: 6–8 pcs/m², in the field zone: 3–4 pcs/m²).
- Waterproofing membrane — FM Approvals compatible (TPO Carlisle, PVC Sika Sarnafil, Icopal FM-rated bituminous membrane).
- Vapour barrier — aluminium foil or PE membrane with diffusion certification compatible with FM.
- Edge zones — additional fastenings around the perimeter of the roof (up to 1.5 m from the edge) and around skylights, chimneys and parapets.
